What Does the Law State?
Annual safety checks are required on all gas equipment supplied by the landlord.
Any gas equipment you supply to your tenants needs to be checked yearly by a Corgi registered engineer who will issue a safety certificate.
If the tenant supplies their own equipment, the landlord is responsible for all associated parts of the installation eg pipework and connectors, but not the appliance itself. The landlord should recommend that the appliance is tested for safety but that is at the tenant’s discretion.

Checks Between Tenants
Be on the safe side. Arrange for new Landlord Safety Certificates.
Before you let any property out to new tenants, be sure to check that the previous tenants have left the property in a safe condition.
Make sure they have not removed any appliances unsafely or left behind their own appliances. If you plan to leave these appliances in place, you will need to have them checked for safety.
If you are in any doubt at all about any appliance or pipework, it is best to arrange another safety inspection before renting out the property.
